South Bay is a premier neighborhood located in the Dr. Phillips area of southwest Orange County, Florida which contains approximately 200 homes.
The community offers many amenities, such as 33 acres of common ground and parks, 2.5 miles of walking paths, 2 private tennis courts, lake access, oak lined streets and well maintained single family homes. In addition to these amenities, South Bay is minutes from the famed “restaurant row” of Sand Lake Road, Bay Hill golf course, theme parks, downtown and the airport.
Many families also choose to live in South Bay to take advantage of the excellent Dr. Phillips school system.
South Bay is a residential community which does not allow short term rentals as per Orange County law.

Dear Neighbors,
We want to make everyone in South Bay aware that there have been recent incidents of auto theft in and around our neighborhood. Please remain vigilant and take the following precautions to help keep our community safe:
- Always lock your vehicle when parked, even in your driveway.
- Never leave your keys, fobs, or garage remotes inside your car.
- Remove all valuables, bags, or electronics from plain sight.
- Park in well-lit areas whenever possible.
- Consider using a steering wheel lock or vehicle tracking device.
- Report any suspicious activity immediately.
For non-emergencies or to alert neighborhood patrol, please contact South Bay Security at 407-765-0066 or the Orange County Sheriff Non-Emergency number at 407-836-4357 If you see a crime in progress, call 911 right away.

Neighborhood Crime Prevention Tips
- Lock your vehicle. A large percentage of automobile break-ins involve unsecured vehicles.
- Never leave valuables inside of the vehicle, where they can be seen in plain view.
- Trim back any shrubbery that hides the doors or windows of your house.
- Illuminate your yards and entranceways. Consider using motion-detection lighting.
- Never open your door to anyone that you do not know.
- Keep your doors locked whether you are at home or away.
- Keep your garage door closed and locked, even when at home or in the backyard.
- Half of all home burglaries occur during the day. Be alert to any suspicious persons or vehicles in the area. If anything seems out of place, notify the police to check it out.
- Be observant of those who may be posing as repair men, construction workers, or service workers, who might be thieves. If their behavior or location seems out of the ordinary, notify the police.
- Consider investing in an alarm system or an in home camera system. Receive at least three different estimates.
- Get to know your immediate neighbors. Be familiar with what type of vehicles they drive, whether they have out of town guests, or if they will be having hired services performed at their homes. This can be one of the best ways to deter crime.
